What Drives Deck Cost

Height is the variable people underestimate most. A ground level deck is mostly surface area. An elevated walkout adds deeper footings, taller posts, longer beam spans, stairs, and guards, and the cost climbs faster than the square footage suggests.

Material is the second lever, and it changes the ownership cost as much as the build cost. Railings are the third, and they surprise people: glass and aluminum systems can rival the deck surface itself.

Does Your Deck Need a Permit?

Usually, yes. Decks raised more than 600 millimetres, roughly 24 inches, above the surrounding grade generally require a building permit, and a deck structurally attached to the house typically needs one regardless of height, because the ledger connection becomes part of the building.

That captures most of what people actually want, since a walkout from a main floor sits well above the 24 inch line. Choosing a Decking Material

The honest way to choose is total cost over the time you plan to stay, not the number on the quote.

Pressure-treated: lowest entry cost, needs cleaning and resealing to avoid greying and splitting
Cedar: warmer underfoot, weathers gracefully, naturally resistant to rot and insects
Composite: holds its colour, effectively no maintenance, the majority of what we build now
PVC: lightest and most weather-stable, and the top of the range

Common Questions

Composite decks generally run $55 to $110 per square foot complete in 2026, and pressure-treated wood decks $35 to $60. The final number depends heavily on height, because an elevated deck needs deeper footings, taller posts, stairs, and guards that a ground level deck does not.

A 20 by 20 deck is 400 square feet, which works out to roughly $22,000 to $44,000 built in composite, or about $14,000 to $24,000 in pressure-treated wood. An elevated version with premium boards and glass or aluminum railings sits at the top of that range or above it.

Most complete deck projects we build land between $15,000 and $40,000, which covers the majority of typical rear decks in composite. Smaller ground level wood decks come in below that, and large multi-level builds with structures or built-in seating run above it.

A 14 by 20 deck is 280 square feet, roughly $15,000 to $31,000 in composite or $10,000 to $17,000 in pressure-treated wood. Add stairs, a walkout height above 24 inches, or upgraded railings and it moves toward the upper end.
