When to Lay Sod in the GTA

The two best windows are spring, roughly May into June, and early fall, September into mid-October. Both give warm soil and reliable moisture, which is what sod needs to root before it is asked to survive anything harder.

Mid-summer is the hardest time to establish sod. July and August heat dries new sod faster than most homeowners can water it, and sod that dries out while rooting rarely fully recovers. Late fall is a gamble, because sod laid close to freeze-up may not root before dormancy. If the choice is between rushing sod down in August and waiting three weeks for September, waiting wins.

Why Grading Comes First

Sod is a surface, not a fix. Laid over compacted construction soil or an uneven existing lawn it greens up for a month, then thins out, because roots cannot get into the ground beneath it.

Strip out the existing lawn or construction debris
Correct the grade so water runs away from the house rather than toward it
Bring in and level quality topsoil to a consistent depth
Lay sod onto a prepared bed, tight-jointed and rolled
Water deeply and consistently through the rooting weeks

On new builds the subsoil is usually compacted hard by equipment, which is exactly the case where skipping preparation guarantees a failed lawn.

Not over compacted or unprepared soil. Sod needs loose, graded topsoil to root into. Laid over hard construction subsoil or an existing uneven lawn it will green up briefly and then thin out. Proper preparation means stripping, grading for drainage, and adding levelled topsoil first.

May, June, September, and early October are the strongest months in this climate. September is often the single best choice, because soil is still warm from summer while air temperatures and rainfall are far more forgiving than mid-summer.

Roughly $1.50 to $3.00 per square foot installed on ground that is already prepared, and commonly $2.50 to $5.00 per square foot where grading, topsoil, and removal of the old lawn are included. Roll prices quoted by suppliers exclude the labour and soil that make up most of the real cost.
